Rentgrata offers prospective renters the opportunity to message with current residents of apartment buildings when considering a new place. This helps renters gather feedback from a resident's point of view before moving in. Through Rentgrata Messenger, available on a property’s website, renters can see a list of residents who have signed up to offer their feedback and ask them questions about their floor plans, the amenities, or anything else that interests them. If you are looking for a new place, you and the resident you message can both earn a reward that is offered by the property if you move in! As a current resident, simply sign up and provide helpful answers to questions from potential new neighbors in a timely manner. The more prompt you are in providing your thoughtful responses, the greater your chance of earning a reward from your property.

As a resident, you can access Rentgrata and your messages through rentgrata.com. Once you’ve signed up, you can also respond to messages via text message—don’t worry, we don’t share your phone number with users who message you. The conversation is contained within a masked phone number thread, similar to how you might communicate with other users on ride share or short-term rental platforms. After you’ve signed up as a resident of your community, all you have to do is sit back and wait for a potential new neighbor to message you. When you receive a message from a potential new neighbor, respond thoughtfully and provide feedback about your experience, and you may be eligible to earn a reward that is offered by your community. If you are looking for a new apartment, you can message residents on rentgrata.com or through a property’s Rentgrata Messenger on its website. If you initiate the conversation via Rentgrata Messenger on their website, you will be able to continue the conversation on rentgrata.com.

Residents

If you are a current resident or looking for a new apartment, Rentgrata is free!
Rentgrata does not share your full name, contact information, or unit number with those you message on the platform. If you sign up as a resident of your community, only your first name, the profile/residency attributes (for example "1 Bedroom"), the likes and interests you select, and profile picture (if you choose to include one) is shared with potential new neighbors. You do have the option to include a profile picture when creating your Rentgrata profile, but a profile picture is not required. We do recommend that you include a profile picture to help show that there is a real person who is available to answer questions—not just a chat bot. Rentgrata will never share your phone number with other users that you message on Rentgrata. All text messages sent through the Rentgrata platform are sent via masked SMS Text Message. Rentgrata’s mission is to be an open and friendly community—not a place for bashing. If you ever feel uncomfortable messaging with someone on Rentgrata, do not hesitate to reach out to us at hello@rentgrata.com, or block their ability to message you from your profile here.
Your property’s management team is responsible for letting you know if you will be earning rewards from having conversations with a prospect. After you’ve earned a reward from Rentgrata, the management team will notify you through emails that are generated by the Rentgrata platform. Please be patient when it comes to earning rewards from chatting on Rentgrata. Rewards are typically paid 30-90 days from the new resident's lease start date. Please reach out to your management team or to hello@rentgrata.com if you are ever concerned about the status of your reward eligibility. Please be aware that if the prospective renter messages multiple residents, the reward amount may be split among the residents who respond. If you are not one of the first two residents to answer the prospective renter's question, or if you are not helpful in your response, you may not be eligible for the reward. Residents may not be eligible for a reward if the prospective renter used an apartment locator or broker to find their new home, or if they applied to the property before having a conversation with you. Rewards offered on Rentgrata may not be combined with other rewards offered by the community. Rewards are only issued to current residents. Reward offers are valid for a limited time and are subject to change. Please contact your property's management team for details or restrictions.
Your property’s management team is responsible for paying out your rewards when you are eligible for them. Please reach out to them directly or to hello@rentgrata.com if you are ever concerned about the status of your rewards payout.
We encourage responsiveness on Rentgrata to be in a timely manner. If in three consecutive instances you do not respond to a message from a prospect within 24 hours, your active status as a resident of your community will be removed from your Rentgrata profile and you will no longer appear on your property’s Rentgrata Messenger resident list. If you'd like for your residency to become active once more, log in to your account and agree to our terms of responsiveness to move forward.
Rentgrata and its property management users have the right to remove users at any time. If you have any concerns about this, please refer to our Terms of Use.

Apartment Hunters

Whether you are a current resident or looking for a new apartment, Rentgrata is free to use for renters!
You can access the properties listed with Rentgrata on rentgrata.com or by heading directly to the property’s website and using Rentgrata Messenger that appears on the homepage.

You may not be eligible to earn your move-in bonus at a property listed with Rentgrata if you used an apartment locator or broker in any way when looking for your new home, or if you submitted a lease application to the property prior to having a conversation on Rentgrata. If information is provided by your property's management team to Rentgrata as to why you are not eligible for your move-in bonus, for these or other reasons, Rentgrata will pass this information along to you. Please note - rewards offered on Rentgrata may not be combined with other specials, discounts, offers, or rewards offered by the community. Only one move-in bonus may be awarded per lease signed (or per unit in student housing). Rewards are only issued to current residents. Rewards offers are valid for a limited time and are subject to change. Please contact your property's management team for details or restrictions.

Property manager users are provided access to their own Rentgrata Manager dashboard to track the progress of prospects, check in on rewards, and gain insight into renter likes and wants. Rentgrata Messenger is easy to install on your property's website. Once a resident signs up at your property, it's off to the races! Prospects also have the ability to send guest card information directly to your leasing team via Rentgrata Messenger, without having to first message a current resident.
The Rentgrata Manager dashboard provides you the ability to keep track of the status of your Rentgrata leads, see which residents and prospects are eligible for rewards, learn more about what your prospects and residents like and want at your property, and mark residents and incoming residents as rewarded once you have paid their rewards. You will pay residents the rewards earned via Rentgrata using the same methods you use for your traditional resident reward program.
Once your Rentgrata Manager dashboard has been activated and Rentgrata Messenger has been installed, we will send along customized marketing collateral for you to send to your residents via email, text, and social media. We provide your on-site team with physical marketing collateral, as well.
